Right to Rent and sanction checks completed prior to tenancy.

We track expiry dates and update documentation proactively.

Gas Safety Certificates (GSC)
Electrical Installation Condition Reports (EICR)
Energy Performance Certificates (EPC)
Smoke & Carbon Monoxide alarm regulations
Right-to-Rent checks (including biometric and digital identity verification)

LICENSING
London property licensing varies by borough, making it difficult to keep up with changing regulations.
At Filtons, we keep you informed and can handle the entire licensing process on your behalf from start to finish.
Gas Safety Certificate (GSC)
A Gas Safety Certificate confirms that all gas appliances and supply points in the property are safe.
It must be renewed annually by a registered engineer. At Filtons, we can arrange these checks for you and ensure tenants receive a copy.
Electrical Safety (EICR)
An Electrical Installation Condition Report (EICR) checks the safety and condition of a property’s electrical system.
All rental properties must have a valid EICR rated ‘satisfactory’. If not, remedial works must be completed within 28 days. A satisfactory report is valid for up to five years.
PAT Testing
Portable Appliance Testing (PAT) ensures all electrical appliances in your property are safe to use.
A PAT certificate records the results, and any unsafe items must be repaired, replaced, or removed.
Energy Performance Certificate (EPC)
An Energy Performance Certificate (EPC) rates a property’s energy efficiency and is a legal requirement for landlords.
A valid EPC with a minimum rating of band E is required before marketing a property, unless a registered exemption applies.
AML
Anti-Money Laundering (AML) checks verify the identity of all parties and the source of funds in a transaction.
This is a legal requirement, meaning landlords must provide valid photo ID and proof of address, with the same checks carried out on prospective tenants.
Sanction Checks
We carry out mandatory sanction checks on both landlords and tenants, ensuring full compliance with current anti-money laundering and international regulations.
Right to Rent Checks
We verify all tenants’ legal right to rent in the UK using secure digital systems, ensuring full compliance with government legislation before tenancy commencement.
Keeping Ahead of Changing Regulations
The UK lettings landscape continues to evolve, with increased compliance requirements for landlords.
At Filtons, we stay ahead of regulatory changes — including sanction checks, Right to Rent requirements, and upcoming legislation — ensuring your property remains fully compliant at all times.
Ongoing Management & Maintenance
Once tenants are in place, Filtons ensures that your property continues to perform well.
Rent Collection & Reporting
We collect rent, provide clear monthly statements, and chase any late payments proactively. Our process ensures consistent income and early intervention for arrears.
Repairs & Contractor Management
We coordinate repairs and maintenance using our vetted network of trusted contractors. Whether it’s a leaking tap or a boiler emergency, we ensure fast, cost-effective solutions that maintain tenant satisfaction and protect your asset.
Routine Property Inspections
Our team conducts periodic property inspections to ensure it’s being properly maintained. We provide detailed photographic reports and follow up on any issues.
Secure Key Holding & Access Management
Filtons securely stores keys, fobs, and alarm codes for all managed properties. This enables swift contractor access without disturbing you, and adds flexibility for emergency or urgent entry.
Tenancy Renewals & Rent Reviews
Ahead of tenancy expiry, we engage tenants to assess renewal interest. We then review current market rates and negotiate new terms where appropriate. If tenants move out, we begin remarketing the property immediately to minimise voids.
Whether you manage one property or a portfolio, our compliance service ensures:
• Full legal coverage
• Minimal administrative burden
• Ongoing updates and reminders
• Professional handling of all requirements

Let Filtons handle your compliance — so you can focus on your investment.
